Greater Noida Industrial Development Authority (GNIDA) has launched one of its most ambitious commercial land allotment schemes in recent years, offering 37 prime commercial plots with a combined reserve price of Rs 3,604 crore. This initiative aims to accelerate the development of commercial complexes, retail hubs, office spaces, and mixed-use projects, further positioning Greater Noida as a commercial powerhouse in the Delhi-NCR region.
The plots are strategically located across key sectors including Sector 3, Sector 10, Sector 12, Ecotech-1 Extension, and Ecotech-12, with sizes ranging from around 2,300 sqm to over 23,000 sqm. GNIDA has applied specific Floor Area Ratio (FAR) norms — FAR-4 plots are intended for large-scale developments like malls, hotels, banquet halls, and offices, while FAR-2 plots cater to smaller retail outlets, service centers, and restaurants.
The scheme imposes a strict completion timeline of five years, with Phase I expected to be finished within three years. To ensure project integrity, the allotment rules prohibit plot amalgamation or subdivision, though consortium participation is allowed with fixed partners until project completion. Registration for this e-auction began on November 13, 2025, closing on December 5, with earnest money deposits and processing fees required by early December.
This move comes amid a backdrop of significant infrastructural enhancements in Greater Noida and neighboring Noida, such as the upcoming Noida International Airport, new industrial corridors, metro expansions, and elevated expressways, which collectively are spurring commercial demand and investor interest.
