New Noida Land Acquisition Process Set to Transform NCR: 80 Villages Notified, Multi-Phase Expansion Begins

The landscape of the National Capital Region is on the brink of a major transformation as Noida Authority begins the land acquisition process for New Noida—an ambitious city expansion project set to reshape NCR development for decades to come.

What’s Happening:
Authorities have marked 80 villages across Bulandshahr and Gautam Budh Nagar districts for planned acquisition and development. With the aim of easing pressure on current Noida zones, the phased approach opens up more than 21,000 hectares for industrial, residential, and educational use.

The multi-phase rollout under the New Noida Master Plan 2041 will see land developed in four distinct stages:

  • Phase 1 (2023–2027): 3,165 hectares
  • Phase 2 (2027–2032): 3,798 hectares
  • Phase 3 (2032–2037): 5,908 hectares
  • Phase 4 (2037–2041): 8,230 hectares

Why It Matters:
The expansion will create space for over 600,000 residents, new industrial hubs, logistics parks, educational campuses, and improved green spaces. Industrial development will claim about 40% of the area, making New Noida a magnet for manufacturing, tech, and service-sector investments.

The Process:
Land survey and social impact assessment teams are meeting local landowners to negotiate compensation and explain phased rollout plans. A new office with dedicated tehsildars has been opened to manage documentation, engagement, and farmer issues. Early government allocations for land acquisition stand at ₹1,000 crore, highlighting the project’s scale.
