Allottees and complainants whose cases are before the Uttar Pradesh Real Estate Regulatory Authority can now seek information by email about the execution of RERA Bench orders and Recovery Certificates.

For cases handled by UP-RERA’s Regional Office Benches, the dedicated email address is:

This is the address most relevant to eligible cases being handled by the Regional Office in Greater Noida. However, residents should select the email according to the Bench handling their case, rather than relying only on where they live or where the project is located.

There is also an important limitation.

UP-RERA’s announcement describes the email facility as a way to obtain information about case status and the procedure that may be required. It does not say that an email replaces a formal complaint, execution request, affidavit or any other prescribed case-related filing.

What information can homebuyers request?

According to UP-RERA, allottees and complainants can email the concerned Bench to seek information about:

The Authority said the facility is intended to reduce the need for allottees and complainants to visit its office merely to obtain information about their cases.

UP-RERA’s Regional Office is located in Gamma II, Greater Noida. Many Noida and Greater Noida homebuyers may therefore find this address relevant, but the deciding factor should be the Bench shown in the case record or order.

For Headquarters Bench cases

This address is for cases handled by UP-RERA’s Headquarters Benches in Lucknow.

If the Bench is unclear, check the case order, cause-list record or information available through the official UP-RERA portal before sending the email.

What should the email contain?

UP-RERA has asked complainants to clearly provide four details:

  • Case number
  • Project name
  • Promoter’s name
  • A brief description of the issue

Providing the exact case number is particularly important because project names and promoter brands can appear in multiple complaints.

The issue description should remain short and factual. It can identify the information required without reproducing the complete history of the property dispute.

Residents should avoid sending Aadhaar numbers, bank credentials or extensive personal documents in the first email unless UP-RERA specifically requires them through an official and verified process.

Why UP-RERA has highlighted affidavits

UP-RERA said it had encountered cases where allottees or complainants faced difficulty receiving amounts under Recovery Certificates because a required affidavit had not been submitted.

The Authority said delayed submission, lack of information or failure to complete the requirement could slow the process.

This should not be interpreted to mean that the same affidavit is required in every case. The applicable requirement may depend on the order, Recovery Certificate and procedural stage.

A complainant who is uncertain should use the email facility to ask:

  • Whether an affidavit is required in the particular case
  • Which format must be used
  • Where and how it must be submitted
  • Whether any deadline applies
  • Whether any other action remains pending

Only the instructions received through an official UP-RERA channel should be treated as controlling for an individual case.
