What is new in this announcement?
YEIDA had earlier moved forward at the board level with plans for an International Trade City and a separate industrial node near Noida International Airport.
The latest RFP is a more concrete administrative step for the industrial node. It starts the process of appointing a specialist consultant to examine the project’s feasibility and prepare its proposed development framework.
The International Trade City and the Jewar-Tappal-Bajna industrial node are separate proposals.
The proposed Trade City is intended primarily as a trade, product-display and buyer-seller platform. The industrial node is expected to focus more broadly on industrial, manufacturing, logistics and supporting economic activity.
The new tender relates only to the industrial node between Jewar and Tappal-Bajna.
Is this an 8,000-hectare project?
Current reports have described the proposed development as covering approximately 8,000 hectares between the airport region and Tappal-Bajna.
However, the public tender listing reviewed by Pulse of Noida does not specify an exact land area.
The 8,000-hectare figure should therefore be treated as an approximate area under consideration, not as a final notified project boundary.
The precise area may change after:
- Land and topographical surveys
- Existing land-use assessment
- Infrastructure evaluation
- Environmental review
- Village and settlement mapping
- Transport-network planning
- Economic-feasibility analysis
- Approval of the final master plan
Until YEIDA publishes an official map, planning report or notification, the exact project boundary remains unconfirmed.
Industrial node or integrated township?
The official RFP uses the term industrial node. It does not describe the project as an approved integrated township.
A large industrial node may eventually require supporting residential, commercial, institutional and civic facilities. YEIDA’s wider master-planning vision is based on industry-led development supported by housing, educational institutions, commercial areas, public transport, logistics and other urban services.
However, this does not confirm that a fixed number of residential sectors, schools, colleges, hospitals, hotels or shopping malls has already been approved for this particular project.
Those components, if proposed, would need to emerge through the feasibility study and master-planning process.
YEIDA’s official Master Plan page states that the authority’s wider region is envisioned around industrial activity supported by residential, commercial, institutional and other uses needed for comprehensive urban development. It also emphasises affordable housing for industrial workers, public-transport integration and logistics facilities near the airport.
What will the feasibility study examine?
The official tender title identifies two principal deliverables:
- A techno-economic feasibility report
- A master plan for the proposed industrial node
A techno-economic feasibility exercise is intended to determine whether a proposed development is practical, financially viable and capable of being supported by the available infrastructure.
The consultant’s assessment is expected to help YEIDA examine questions such as:
- Which land parcels may be suitable for development?
- What types of industries could be accommodated?
- How much land would be required?
- What road and transport connections would be needed?
- How would the node connect with the airport and Yamuna Expressway?
- What electricity, water, sewerage and drainage capacity would be required?
- What environmental constraints may affect development?
- What supporting housing and civic infrastructure may be necessary?
- How could the project be developed in phases?
- What investment and development model may be viable?
The final scope and deliverables will be governed by the tender document and the agreement signed with the selected consultant.
Why is the location important?
The proposed node would be located in the corridor between Jewar and Tappal-Bajna.
Jewar is now home to the operational Noida International Airport, while Tappal-Bajna forms part of YEIDA’s longer-term industrial and logistics planning in the Aligarh-side development region.
Noida International Airport began commercial flight operations on June 15, 2026. Its economic impact is expected to extend beyond passenger travel to cargo, logistics, hospitality, manufacturing and airport-linked services.

YEIDA has separately proposed a multimodal logistics park at Tappal-Bajna. According to the authority, the logistics facility is intended to provide road and rail connectivity, storage, warehousing, customs-clearance support and value-added services.
The industrial node could therefore help connect the airport-led economy around Jewar with the logistics and industrial potential of the Tappal-Bajna region.
What kind of development could emerge?
The final industrial mix has not yet been announced.
Subject to the feasibility findings and subsequent approvals, the node could potentially support activities such as:
- Manufacturing units
- Warehousing
- Logistics and freight services
- Export-oriented industries
- Airport-linked businesses
- Food and agro-processing
- Packaging and distribution
- MSME manufacturing
- Industrial services
- Commercial and institutional support facilities
- Housing and services for workers
These are possible development categories, not confirmed land allotments.
YEIDA has not yet released a final sector plan, plot inventory, investment brochure or allotment scheme for the proposed node.
How could the node affect airport-led development?
The proposal shows that YEIDA is planning the wider airport region as an economic corridor rather than treating Noida International Airport as a standalone aviation facility.
An airport-linked industrial node could help attract businesses that require access to:
- Air cargo
- Expressway connectivity
- Warehousing
- Freight handling
- Industrial land
- Regional supply chains
- Export infrastructure
- Hotels and business services
- Skilled and semi-skilled workers
The actual economic impact will depend on the industries selected, infrastructure created, land availability, investment response and implementation model.
A large project area alone will not guarantee industrial activity or employment. The node will need reliable roads, power, water, public transport, environmental safeguards and credible operating industries.
Connectivity will be critical
The industrial node’s success will depend heavily on connections with Noida International Airport, the Yamuna Expressway, existing YEIDA sectors and the proposed Tappal-Bajna logistics network.
Internal arterial roads, freight routes, public transport, airport access and connections with future rail or logistics infrastructure will need to be addressed in the master plan.
For residents travelling between Noida, Greater Noida and the airport region, wider road planning is also under way. A proposed Yamuna-side corridor from Noida Sector 94 towards Gharbara near the Yamuna Expressway is currently at the planning and detailed-project-report stage.

That road proposal is separate from the industrial node, but both reflect the increasing need for transport capacity as the airport region grows.

What happens next?
The next important milestones will be:
- Completion of the consultant bidding process
- Evaluation of technical and financial bids
- Appointment of the selected consultant
- Surveys and data collection
- Preparation of the feasibility report
- Identification of the proposed development boundary
- Drafting of the master plan
- Infrastructure and environmental assessments
- Review and approval by YEIDA and other competent authorities
- Decision on the development and funding model

The appointment of a consultant will be an important planning milestone. The more decisive stage will come when YEIDA publishes the project boundary, land-use plan, infrastructure requirements and implementation model.
Why residents and businesses should track this project
For residents, the project could affect future land use, road planning, public transport, employment and urban development in the Jewar-Tappal-Bajna corridor.
For businesses, it could create long-term opportunities in manufacturing, warehousing, freight, construction, utilities, hospitality, professional services and supply-chain support.
For villages and landowners in the wider corridor, the exact project boundary will be particularly important. Any claims about affected land should be treated cautiously until official maps and notifications are released.
Pulse of Noida view
The RFP is a genuine forward step, but it is still an early planning step.
YEIDA has formally started the process of studying and planning the industrial node. It has not approved a final 8,000-hectare township, started construction or opened plots for sale.
The project’s real shape will become clearer only after the consultant completes the feasibility assessment and master plan.
YEIDA has issued a planning-consultancy RFP for the industrial node, but no construction-start date, plot-allotment schedule or completion timeline has been announced.
Pulse of Noida will track the tender outcome, consultant appointment, proposed boundary, land-use plan and any future construction or allotment announcements.
