The Noida Property Information System has been used by the Authority for property-linked services including KYA, property records, dues, payments and document-related workflows.

Noida Authority’s published PIS instructions describe a process in which the allottee completes KYA, applies for services, submits documents and receives information if an application is accepted, rejected or has deficiencies.

Because the published instruction sheet is older, users should follow the current live screen and current checklist if there is any difference.

3. Nivesh Mitra

The Uttar Pradesh government’s Nivesh Mitra system lists multiple Noida Authority property-transfer and mutation services.

The portal also provides online application-status tracking and service information such as procedures, checklists, fees and prescribed timelines where available.

Which portal or route appears for you can depend on the property category and service involved.

Before applying, complete your property record checks

A common mistake is to begin the transfer process before checking what the Authority’s record currently shows.

Before proceeding, verify:

  • The Property Number
  • Sector And Block Details
  • Current Allottee Or Recorded Holder
  • Property Category
  • Outstanding Authority Dues

Noida Authority’s published PIS instructions describe online payment as well as payment through a bank using a system-generated challan.

Avoid handing over unreceipted cash purportedly for Authority charges.

Step 6: Preserve the transfer approval and transaction records

If the process generates a transfer approval, Transfer Memorandum or another Authority document applicable to your case, save the original and a digital copy.

Follow the conditions stated on that document rather than relying on a verbal description of what must happen next.

Step 7: Complete the registered transfer document where applicable

Complete the applicable registered Transfer Deed or other instrument required for the transaction.

Property registration and Authority mutation are not the same process.

Step 8: Complete or track mutation

A deficient application, unpaid dues, a document discrepancy, an objection or a case requiring additional examination can affect the actual process.

How to track your application

If the service is processed through Nivesh Mitra, the portal supports online application-status tracking and application-stage information.

Applicants may also be able to see objections raised against an application and respond through the system.

For whichever portal is used, save:

  • Payment Reference
  • Email And Mobile Number Used For The Application

Do not rely on a broker’s statement that the application is “under process” when an official reference number should be available.

If someone asks for a separate cash amount described as an “Authority charge”, ask for the official fee head and official payment method.

Transfer Memorandum, Transfer Deed and mutation: do not mix them up

Residents frequently use these terms interchangeably.

That can create problems during a resale.

A safer way to think about the transaction is:

Authority transfer process → Applicable registered Transfer Deed → Authority mutation/update

Your individual case may include additional steps, and terminology can vary with the property category.

Buying a resale property? Check before paying the full amount

Before completing a resale involving an Authority-linked property, buyers should consider checking:

  • Whether Authority Dues Are Pending
  • Whether The Property Documents Match The Property Being Sold
  • Whether The Applicable Transfer Process Is Available
  • Whether The Seller Has The Required Authority Documents

  • Whether Any Mortgage Or Other Recorded Restriction Needs To Be Cleared

For properties in unauthorised colonies, village areas or disputed developments, a sale deed alone should not be used as proof that the development itself is approved.

No.

This guide is specifically about property services connected with Noida Authority.

Properties falling under the Greater Noida Industrial Development Authority or Yamuna Expressway Industrial Development Authority have their own portals, departments and procedures.

Do not use a Noida Authority transfer checklist for a GNIDA or YEIDA property.

Does this guide cover inheritance or mutation after death?

Not completely.

The government’s service systems identify death-case mutation or transfer as separate services for some property categories.

Inheritance can involve succession documents and legal issues that are different from a normal sale or resale.
